Are you considering to replace your roof as it is leaking or looking really old? Studies have actually shown that as many as 85% of roofs are replaced unnecessarily due to poor information. Knowing how the damage came about would be helpful in determining the solution. So…
When should I repair?
In most cases, repairing is sufficient as it extends the lifespan of the roof at a lower cost than replacing it entirely. This is especially so if your roof is relatively young, or still well under warranty.
When should I restore?
During rainy seasons, water can find a way into the shingles, felt underlay, and possibly your roof decking. While the roof is meant to slide the water into the gutter, water can still sink into the roof. In this case of weathering, restoration may still be possible to rectify any existing roof leakages or replace any damaged roof tiles. Restorations can also beautify old and worn out roofs, or restore old roofs to its former glory.
When should I replace?
The older the system is, the costlier it would be to repair and maintain it. Hence, if your roof is nearing the end of its 20 or 30-year warranty (or if you can’t quite remember when the roof was even constructed) – then maybe it’s time to get it replaced. Also, if the damage is beginning to affect the structural integrity of the roof or the damage to the roof is rather extensive or that there are frequent leakages or water damage around the house, then a replacement may be encouraged.
